Property Inspector
Sustain UK work with the homeless, those at risk of homelessness, those who are vulnerable and have considerable support needs in the Birmingham area. Last year we were able to supply housing support to nearly 2,200 people, to help to prevent them from becoming homeless and get their lives back on track. Our focus is on preventing homelessness through the provision of dedicated supported housing and to helping our vulnerable tenants build a more sustainable life.
Sustain is a Registered Home Provider with the Regulator for Social Housing and is rated G3 V2.
As part of our commitment to our vulnerable adult tenants, we are looking for people to join Property Inspection team. Reporting to a Manager, the role is to inspect the properties that our tenants live in and are looked after by the c.110 Managing agents in Birmingham that we work with. Each of the c.425 properties will be inspected at least twice during the year and maybe more frequently depending upon the state of the building. The role seeks to ensure that the Managing Agent keeps the quality of the property up to a pre-agreed standard that complies with all relevant legislation and Sustain’s own high standards and oversee any relevant improvement works as are required.
Training will be given for this role, but we seek candidates that have some background in property. We expect the successful candidate to have good IT skills to get to grips with our in-house bespoke systems, and to have a full and clean driving licence.
Communication & Relationship Skills
You should have good communication skills as you will be required to liaise with a number of key stakeholders including Home Providers, Tenants, neighbours, council representatives, and other third parties.
You will be expected to become familiar with Property locations city wide and build rapport with Home Providers / their key staff.
You will also have good team working skills as you will be joining our growing operations department responsible for all areas of compliance and service provision standards.
Knowledge, Training & Experience
You should have relevant experience working within the property sector
You will need to become familiar with relevant Health and Safety Legislation and Sustain’s Policies and Procedures. Training will be provided as required
Analytical Skills:
You should have good analytical skills as you will be required to update management on the outcome of Property Inspections undertaken, raise points of concern identified and highlight where further intervention may be required.
Organisational Skills:
It is essential that you have good time management skills as you will be responsible for managing your time booking inspections as directed by management.
Data entry and text processing:
you should be confident in the use of IT, specifically Microsoft office and other software systems.
Respond to Tenant Complaints
Visit / liaise with individual Tenants regarding complaints received. As appropriate conduct Property Inspections and / or arrange Support Inspections to facilitate effective resolution of complaints received
Additional Requirements:
A full clean driving license
